I feel like it's overall ok but not ideal. We have considered switching and probably would have already if it wasn't such a hassle to do that. I do wish that I could get more responsive customer service and have my issues actually resolved.
Pros: I like that Enumerate offers the ability to easily add CCRs and set the templates to auto populate so I can easily create my letters according to what the individual violation is to populate with my custom fields. I also like how we can easily input work orders with an included photo that emails directly to our vendors.
Cons: I do not like a few things: 1. The rental toggle within the accounts when toggled on serves no purpose and renters need to register for the percentage in the Board portal to populate. I have a ticket in for this currently and it has taken the representative weeks to respond every time I email them back. Depending on renters to sign up for Enumerate to populate this field would give an unrealistic percentage if all do not sign up. The rental toggle should populate this percentage as we as management can toggle that on when we know a unit is a rental. 2. I dislike that everything is sorted alpha-numerically. It would be much easier if the sorting put things in actual order. 3. We had put a ticket in to remove Passaic Arms from our portal report that is emailed to us (I believe monthly). It is still there. There was no resolution for this issue but we no longer manage this community.

Great customer service response time, easy to navigate, I would be happy to refer to fellow management companies.

Pros: Easy to use, homeowner access, customer service is excellent and quick especially [sensitive content hidden]!
Cons: Cost feels high for the amount of doors we have, many problems with the check template including adding my signature.

It's roughly an 85% out of 100 it does have its glitches. Speed and performance are very good. The only problem I have is sometimes I like to go on at night when the servers are updating and you can't get anything done at that time.
Pros: The ease of changing ownership of properties. It is relatively a simple application to use but it needs to be made easier.
Cons: The amount of time it takes to get help when you need it. Some of the tutorials are very convoluted and need to be made easier for the common layman

Very positive. Some of the features are very positive and easy to use for people in the office and our communities.
Pros: It's very user friendly. We just started using Enumerate and most people are having an easy time with this new system.
Cons: I haven't encountered anything negative. But there is a lot to learn and I'm just beginning to explore all the functions.

After getting to know Enumerate, it's easy to use without hassle. Now I can navigate the website with ease.
Pros: The ease of use, it is easy to find where you need to be for work orders or adding new owners or renters.
Cons: At first, it was hard to access things without knowing how to get to certain areas. The website was a little intimidating at first.

We constantly had issues with the system not working properly. Wasn't able to run custom reports the way we wanted.
Pros: The interface is one of the best things the system offers. It is soft on the eyes. I like most of the report layouts.
Cons: Did not perform basic accounting functions like reflecting on the general ledger the bills that were entered when not approved.

Great! I was the one who introduced tops to our condo and am glad that I did it! Out managers and supervisors have started using all of it’s capabilit
Pros: I like the fact that they are continuing to improve the product! There is a big learning curve for a knee!
Cons: Learning curve! It takes to long for the process of getting help . Customer support should be automatic and not necessary to wait!

I started working with Enumerate while learning accounting, and it turned out to be quite easy to use thanks to its clear structure
Pros: It is a fairly user-friendly system for accounting management, offering clarity, simplicity, and efficiency.
Cons: Reports have limited flexibility to be modified. Support is slow to respond, and it usually takes multiple emails before the issue is resolved. They should provide training in Spanish, even if technical terms remain in English. It is not useful that payments must be processed exclusively through ZEGO.

Great product and customer service is awesome. I open a ticket and immediately call a representative and am able to resolve my issue.
Pros: The program is very user friendly and has features to save you time when you have numerous associations.
Cons: The accounting prepaid feature is a bit complicated to set up so i reach out for assistance form one of the reps.

Pros: Coming from someone who has worked with TOPS/Enumerate for over 7 years & my previous employer left Enumerate for Vantaca, I can truly say that I'm so happy to be working with Enumerate again. One phrase encapsulates Enumerate. USER FRIENDLY! After working with your competitor software. The difference is night & day.
Cons: The speed in which the website operates is very slow at times. Lagging a lot. You see the cursor spinning for 30+ seconds many times throughout the day.
Alex H. · Assistant Manager · Real Estate · August 25, 2025
The majority of my experience with Enumerate has been positive. I find that entering the codes for work orders and violation is a very easy process.
Pros: I have been using Enumerate for just under a year. I have found the program to be very easy to learn and to navigate. I would recommend others as well.
Cons: The only negative experience that I have had is in regards to the Engage site is that it took several months to build the Engage sites for several new communities that we took on which caused frustration for the owners.
Beth P. · Community Manager · Consumer Services · August 25, 2025
We have been using Central since 2018, one of the first to adopt Tops One which is now Central. The customer support team is pretty responsive to issues when the arise.
Pros: We really like the fact that Central is available from anywhere which makes working remotely possible. It is our one-stop for everything that we need from accounting to violations.
Cons: Several times when the software upgrades happened it created more issues with things that were working just fine.
Daniel D. · Accounting Manager · Management Consulting · August 25, 2025
Fair, many productive updates have come out over the five + years i have been involved with a company that utilizes the software.
Pros: Everything! The ease of navigation, reporting section, means of correspondence / communication with clients. My experience is with both CENTRAL and ENGAGE
Cons: Many of the updates that occur have unintended consequence, such as temporarily impacting abilities to correspond with owners or record transactions. The biggest pet peeve is that when communicating with owners within enumerate central should an attachment have a special character i.e., *, & @, the communication will fail to transmit.

Pros: I’ve been using Enumerate as my residence community manager and I think this is quite helpful and simple to use. It covers all the information for one to get onboard into the community.
Cons: I don’t really say dislike, but i goofy red out there’s lots of scope for improvement. like to get access to pool, there is no interface but some text somewhere to email someone. So I had to open a new email thread. I expected that to be part of the UI where it sends that request to the concerned team to do the needful.

overall, enumerate gets the job done and when its up and running its very useful. when it goes down, it makes it harder to do our jobs and wait around for it. but i do enjoy it.
Pros: I do like a lot of the aspects about the website. the ease of the work orders. it's also nice how it breaks down the owners accounts by each item type
Cons: the site goes down a lot. also when you try to sort out work orders and filter it by type it doesn't work. it would be great to have payment dates set for work orders or to be able to sort through who is deliquent.
Melissa B. · Community Management Representative · Recreational Facilities and Services · June 6, 2025
Over, Enumerate has been great! There have been glitches yes, but Enumerate is quick to respond to all concerns and questions.
Pros: Enumerate provides efficiency across the platform. It's multiple features speed up the process for almost every aspect of community management.
Cons: Sometimes their upgrades impact features and as a customer, we are not well informed about what those changes are.
Beth S. · Vice President · Real Estate · June 6, 2025
Overall, my experience with Enumerate has been positive. It’s a powerful tool tailored for community association management, with strong accounting features, reliable resident portals, and helpful automation. While the interface could use some modernization, the functionality and support make it a valuable asset for managing multiple associations effectively.
Pros: Enumerate has been a game-changer for our community management. The accounting tools are HOA-specific and easy to use, and the resident portal makes it simple for owners to pay dues and submit requests. I especially like the automation features for violations and work orders — huge time saver. Support has been responsive and helpful throughout. Highly recommend for anyone managing multiple associations.
Cons: While Enumerate has solid features, the interface can feel a bit outdated and clunky at times. Some tasks take more clicks than they should, and report customization isn’t always intuitive. Training new staff takes longer than expected. Still a good system overall, but there’s room to improve the user experience.
Matthew N. · Project manager · Commercial Real Estate · June 4, 2025
Over all the Enumerate system is easy to navigate, the community and owner dashboard are well laid out, information is easy to follow and enter, financial overviews are easy to read. System does have a tenancy to crash on occasion, sometimes search function forgets a community and a tick needs to be submitted to correct, operator mistakes are not always easily corrected.
Pros: System is easy to navigate, information is easy to follow and enter, financial overviews are easy to read.
Cons: System not very intuitive, such as operator mistakes are not always easily corrected without having and in depth knowledge of the system.
Tyrell W. · Association Manager · Real Estate · June 4, 2025
With a few tweaks, it could have more stars, but there are still a few annoying bugs that cause a slowdown in productivity.
Pros: All the information we need for HOA management is right in one place. Search works pretty well, but not perfect. Work order integration with companion website is helpful.
Cons: Integration with "companion product" Engage is weak, like 2 disparate programs shoehorned together that were designed to be independent. Despite advertising "works best with Chrome", the webpage refuses to load in Chrome, instead displaying "loading" in perpetuity. I have given up trying to work in Chrome with Central and use Edge browser, which works just fine.
Peter W. · Assistant Community Manager · Real Estate · June 4, 2025
Its easy to manage. The searching the entering data how the accounting part is easy to read. Entering work orders and keeping track of it.
Pros: The most that I like about Enumerate is the entering data. I love it how easy it is. Also when you are searching for an address how all the addresses pops up.
Cons: I do not have any bad comments about this website its an easy website to use. All the tools you are looking for is very easy to get.
Yuleisy E. · Assistant Manager · Management Consulting · June 4, 2025
when I send an email to enumerate for assistance they always follow up. Best thing if I forget they make sure they follow up on a follow up that has not been cleared.
Pros: User friendly and on line help. Many fields to enter homeowners information that is very useful. easy to download files such as scans.
Cons: only thing running reports for a single item sometimes it's not available for what i want. example.... looking to run a report to see homeowners lot and block number only.
Suzan B. · Bookkeeper · Real Estate · June 4, 2025
Good program to use for managing many associations, easy to track for account payable and account receivable.
Pros: Easy to use, friendly program for property management with small to large size of units, side tab is clear for AP, AR and etc.
Cons: Sometime the prepaid coding is not applying to the correct codes, and we have to do owners adjustments.
sisi l. · Bookkeeper · Accounting · June 4, 2025
amazing! Support is always here to help and provide information.
Pros: I love how easy it is to use, very user friendly and support always has a solution to any problem that may arise
Cons: some features could be better, but im sure they will get on it

I was very fortunate to have [sensitive content hidden] pick up my call. She was pleasant, patience, and assisted me with the resolution when I hadn't received a response to online help or a voice message left hours earlier in the day
Pros: [sensitive content hidden]
Cons: Non responsiveness to online help and voice mail message
