Pros: Avail is easy to use both for landlord and the tenant. I like the alerts that help with communication around upcoming bills due from tenants.

Cons: At times, there have been some payment setup issues with the tenants and at least one tenant complained about how the payment was not set up correctly with their bank

Pros: Simple and Easy to use, Customer service representatives are always very polite, knowledgeable and informative. I like that they send email after the phone call with details of the phone call.

Cons: No applications available for smart phones. There is only a desktop version that you can view on your smart phone.

Pros: Avail is easy to use and the interface is very user friendly. I enjoy the tenant management and lease management features as well.

Cons: Every now and then Avail has system glitches but this is rare. Overall I do like to see the Leases to be updated based on Local - State laws regulatory to further protect landlords and RE investors.

Pros: Free for managing one property. Pretty transparent about fees. Functionally does what it says. Includes basic credit/background checks on applicants for the same price as other software does.

Cons: After a thorough review of owner landlord property management software, we picked Avail. The applicant management process is bad, clunky, confusing, and misleading. The "dashboard" tells you nothing about the stage people are in. Did they click the application link and leave immediately, filling nothing? Did they fill it, but not pay for background checks? Are the checks done and paid for, but they now have to log in a second time to authorize sharing the report they paid for? It's also dumb to have them create an account before applying. Leave that to when they are signing. Why can't applicants fill out a form without an account, once, and not have to re-login later to share the credit report they requested?

Pros: Tenant management and landlord management has be very helpful for me. It’s very simple and easy going to manage.

Cons: N/A I don’t really have none to say as far as cons go. I have not had a bad experience with them at all. They are very straight forward and easy to manage.

Pros: What I liked most about Avail is its clear communication and timely reminders, which make the entire process smooth and stress-free. From payment due dates to important updates, the platform ensures that both tenants and landlords stay well-informed without the need for constant follow-up. This reduces confusion and helps build better trust on both sides. In addition, Avail provides a secure platform that gives peace of mind when handling sensitive information and financial transactions. Knowing that data is protected and payments are processed safely makes it easier to focus on the relationship rather than worrying about risks or errors.

Cons: missing mobile app and mobile app would have been better! payment is taking taking 2 days , quick wouyhave been better

Cons: takes a while to receive money Can’t just upgrade one account, must upgrade all accounts not integrated with zillow

Pros: What I like most about avail was how easy it was to set up the units in the software. It makes self-managing your properties easy as everything in the dashboard. It allows you to save money on hiring a pm company to handle your properties.

Cons: The thing I liked least about Avail was that some of the leases did not seem to be as thorough as having a certified lease, but avail allows you to upload your own lease if you don't like the free options they provide.

Pros: I’ve been using Avail as a landlord and it has truly streamlined how I manage my rentals. I also appreciate how easy it is to track maintenance requests and keep everything organized in one place. The interface is straightforward, and whenever I’ve needed help, the support team has been responsive and professional. Avail has taken a lot of stress out of property management and given me confidence that I’m running things efficiently. Highly recommend to any landlord looking for a reliable tool!

Cons: The only downside is that transfers take a little longer to hit my account, but overall it’s a fantastic platform for landlords.

Pros: Its streamlined and easily organized. I appreciate the tax forms at the end of each year. I also regularly use itnto keep track of expenses.

Cons: That some of the services require an upgrade to use. I often would appreciate an easier way to upload lease agreements.

Pros: The ease of use and quality of services offered. Customer service was quick to respond and very helpful the one time we needed them.

Cons: I wish they had an app for easier access. It would be nice to be able to check messages and payment statuses from my phone.

Pros: Avail is a convenient tool for independent landlords. It makes creating a listing simple and pushes it out to multiple rental sites at once, which saves a lot of effort. Applications and tenant screening are all handled within the platform, so credit and background checks come through cleanly, and everything stays in one place. Features like e-signatures for leases and online rent collection add to the ease of managing the process without juggling paperwork.

Cons: Certain usual features such as adding custom questions require paid add-ons. It would be helpful to have such features in free plan.

Pros: Very easy to learn to use and easy for tenants to use. I’ve used other softwares that are a pain to troubleshoot!

Cons: No app yet! Using an internet browser isn’t the worst thing, but tenants sometime ask me if there’s an app.

Pros: What I like most about Avail is how easy the learning curve is. The platform is set up in a way that’s intuitive, so I don’t feel overwhelmed trying to navigate the tools I need. I also really appreciate the strong focus on security. Knowing that both my information and my tenants’ data are protected gives me peace of mind. Another standout is the value for money. The features included make it feel like I’m getting much more than I’m paying for, especially considering how much it supports tenant management and lease management all in one place. Overall, Avail feels like a tool that doesn’t just simplify property management it also contributes to business growth by freeing up time and making processes more efficient. Additionally, and most importantly, I love that it is free. This is what got me started on here in the first place I’ve added additional properties since originally starting.

Cons: One challenge I’ve run into with Avail is adding a new tenant to a property before the previous tenant officially moves out. For example, I had someone living in the home until July 1, but on June 15 I found a new tenant ready to move in on July 1. Since the original tenants ended up leaving early, I wasn’t able to just add the new tenant to the existing property profile. Instead, I had to create an entirely new home address in the system, which felt like extra work for something that could be streamlined. It would be really helpful if Avail allowed overlap in lease management, or at least the ability to set up an upcoming lease at the same property without creating a duplicate address.

Pros: The customer service is the best of any company in any industry that I have ever worked. The platform is incredibly user friendly. The price is spot on.

Cons: There is not a single thing about Avail that I consider a con. We have referred several friends to use it as well.

Pros: Very user-friendly and easy to learn, even for beginners. Secure, convenient way to share documents and leases

Cons: The lack of centralized messaging and data being backed up. If something is accidentally deleted, you can’t get it back.

Pros: Avail is an easy to use platform to manage multiple rental listings and track financials. I’d highly recommend it for do it yourself landlords.

Cons: Some tenants with certain bank accounts have had trouble getting the autopay feature to work on Avail.

Pros: Super easy to use right out of the box. Easy to learn. Really great value since it's free! It's let me really manage my tenants and my one lease so far really easily. Easy to use features feel secure and lets me grow my business. Referred to a family member and he was able to get it rented in a couple of weeks after trying manually by themselves for months. This is a no-brainer

Cons: No cons that I can share. Just great. Even referring was a simple process. I wouldn't think twice about this if I had to do it all over again

Pros: Easy to setup. Payments are simple and quick. Reporting is easy to use. Managing multiple properties is a breeze.

Cons: The maintenance reminders could be simpler to setup. Tenet maintenance portal isn’t the easiest to use.

Pros: Very easy to post the rental property, receive inquiries from interested parties, accept applications from tenants, create the lease, and accept payments for rent.

Cons: It would be very helpful to be able to post to larger home sites such as Zillow to increase interest in our rental property

Pros: Very easy to use platform for first time landlords! From marketing the units to tenants screening and leasing, everything went well.

Cons: Tenants and applicants usually don't like fees associated with credit reports, use of online payments platform etc.

Pros: As a new landlord, Avail made it easy to write up the state specific lease agreement. Publishing my listing in multiple website. Template documents for receipts and much more.

Cons: The fee kept on increasing. I started of with $5 and now I beleive its at $9. I would appreciate if the fee is back around $5. Even as a promember it takes a few days to get the rent payment. It would be nice if the payments are instant.
