**Overall Experience:** During the initial setup, the support team was helpful and responsive, though more structured guidance or training resources would have made the onboarding process smoother. Much of the system’s functionality had to be learned independently through hands-on use. After implementation, accessing support has been more challenging. While we have been able to connect with representatives at times, resolution of issues has not always been timely or consistent. Improving post-implementation support and providing more in-depth product knowledge would greatly enhance the overall user experience.
Pros: One of the biggest advantages of Yardi Breeze is the ability for our entire team to access the system from anywhere, which makes it easy to stay connected and manage tasks efficiently regardless of location.
Cons: Customer Service: When we signed up two years ago, we were told that if we had suggestions or needed changes, we could submit them through the Feedback feature. For the past two years, I have repeatedly requested that Yardi add a “Company” field to the contact records, but I have not received any response. As a workaround, we are forced to enter company names in the address field because there is no appropriate place for this information. For a commercial real estate firm, knowing the company associated with each contact is essential, making this a significant gap in the system.

Overall, Breeze is easy to train my managers and staff on how to use. Reporting is user friendly while affordable certifications are easy to use.

Cons: Waitlist issues on being able to remove prospects that move in or withdrawing them from waitlist, sometimes doesn't work.

I love Yardi and have for a very long time. Back to the days when I was involved with Yardi Voyageur conversion at a previous property management company. I loved how easy it was to use and train others.
Pros: My favourite feature is being able to add attachments EVERYWHERE. Nothing supports information like documents, pictures etc. And the hyperlinks of not having to go back to main menus to access a different area.
Cons: Response time hasn't been ideal for questions and concerns. I had discovered a new way of linking the MRs to the batch payables after a maintenance webinar and then two weeks later there was an update, and I no longer could do it and while a concern was sent and asked for assistance, it's not been resolved nor was an alternate solution suggested

Excellent platform for property management, and bridging the communication gab between tenants and property managers.
Pros: Able to streamline management of multiple properties finances in one system, and platform. Tenants are able to make property payments, and view outstanding ledgers, which makes communicating charges a plus.
Cons: We would like the ability to create a customizable report that tailors to our business needs, currently there are standard reports, and the customizable ad hoc report does not adhere to the functionality we are looking for.

It is useful for my day to day activities, there could be more reports available. The other issue is there should be more ability to open new tabs. Certain reports or areas will only let you leave the screen you are on when it would be more beneficial to preserve that tab and look at the info you needed on a new one.
Pros: Simple to understand how to operate the basic functions. There are usually only 1-2 clicks to get where you need to go. That built in efficiency is nice for busy people trying to knock out a lot of tasks in one day.
Cons: Our version of Breeze seems somewhat limited in comparison to other platforms. The other issue is there should be more ability to open new tabs. Certain reports or areas will only let you leave the screen you are on when it would be more beneficial to preserve that tab and look at the info you needed on a new one.

Amazing value for your money! Things like email communication to rent collection are a breeze! The online customer support and built in security features give me peace of mind and help with overall tenant management.
Pros: Yardi Breeze makes managing every aspect of your property not only easier, but more efficient as well. Everything is intuitive and easy to understand no matter if you are brand new to the system or a seasoned veteran.
Cons: If an error pops up on screen, it would be nice to have a clickable link to a support page for that exact error code.

Overall, I love the system and have recommended and implemented the system for several clients in Real Estate.
Pros: I love the price point of Yardi Breeze. It is user-friendly, supports various sources for rent collection, and streamlines day-to-day property management and tenant communication. You can easily customize high-quality monthly operating reports for stakeholders from their standard templates. When needed, the system provides great resources to help resolve issues, along with excellent security controls.
Cons: Although Yardi Breeze is a great system, the inability to have a "View as tenant" feature makes troubleshooting difficult and inefficient when trying to provide high-level customer service to the residents.

It's a wonderful software for accounting. I was also doing QuickBooks before and Yardi is a lot more simple and easier to use than the previous software that I use.
Pros: It has a very simple user interface. You can easily find the functions you need. One of the best function I see in Yardi is how the Bank Reconcilations can be easily done.
Cons: Sometimes it gets laggy or slow. Especially during peak seasons, like month ends. Sometimes I have to change from Edge to Chrome or vice versa just to get it going.

Terrible. The setup was slow and the person running it may have been knowledgeable but had terrible planning or strategy skills. They ended up terminating the project.
Cons: I signed up in Nov 25 and the setup was slow and painful. After 5 months of no go live, the set up was cancelled and the lead person was rude.

Yardi Breeze is a user friendly day to day operational program, when it comes to unit owners, accounting. I think the violation submissions and correspondences feature could be streamline a little bit better. But overall this program will do all the tasks you want to do when managing properties.
Pros: Yardi Breeze is very easy to navigate through. Took me only a few minutes to be able to navigate through the owners list and accounting areas.
Cons: So things you have to make several steps to use it. Violations is kind of hard to setup. It has several different steps, I think it could be streamline so when you set up one violation you could make it any association by a drop down menu.

Pros: Ease of use for basic accounting software. We primarliy use Breeze for accounting and contact information managment. We would like to incorporate the portal more for better tenant interaction
Cons: Lack of availability for personal help and training on the software. There is a steep learning curve, and with ongoing operations its difficult to set aside time for the Yardi University. There are times when one simply needs ot be able to get someone on the phone and get an issue solved, instead of having to jump through a dozen hoops and get pointed to a chat bot to assist.

My overall experience is very good. Yardi Breeze is intuitive, efficient, and reliable. It simplifies daily property management, improves accuracy, and saves time across leasing, accounting, and maintenance tasks.
Pros: I like very much the Unlimited attachments. The value for money is good and the customer support is great.
Cons: Can't do right click -> "open a new tab" to open an item without loosing my selection. I regret there is no API and not enough IA.

Average. Yardi should upgrade Rent Cafe, and this would free up time for our staff to market space.
Pros: Accessible from anywhere. Yardi has all the reports that we need to manage properties in our portfolio.
Cons: Rent Cafe does not have features that allow incentives for tenants to sign up. There are also bugs in the app which create some difficulty for tenants.

Pros: Yardi Breeze is user friendly. Making rent receipts through it is easy and I like how you can view the tenant information really fast.
Cons: I don't like that there's a usage limit on chat help, so I think it may be more helpful to eliminate that limit.

Positive! It’s a great way to have tenants apply, sift through everything, and keep order on all tenants past and future.
Pros: The ease at which I can search for and find an updated (and archived) roster of my portfolio of buildings and tenants, and what’s going on with them.
Cons: It is a little clunky. I have had some trouble in the past finding a record I need if something didn’t save correctly regardless of being updated.

For the property I manage. I only use it for maintenance. So I can’t speak for the rest of the functions. I’m happy with what I need it for, but I know my technicians would like it to be easier to get on the site more often during the day.
Pros: I use it for tracking maintenance and I love it! It’s so easy to see what needs to get done, schedule. I also love that I can see exactly how much work my technicians have completed in a day.
Cons: It doesn’t do certain things that I would like it to . But most importantly, it’s very difficult for our technicians to get on from their phones. They have to constantly do verifications. They get closed out of it often and it’s too lengthy of Process to get back in

Overall, Yardi Breeze is a good option for mid to large size property management companies. After using the platform for 5 years, I can easily say that it is the best option for property management software.
Pros: Notably, Yardi Breeze is the most user friendly platform for property managers. It is easy to use, even without training. With training, it is by far the best option for property management.
Cons: Unfortunately, the software is expensive and not ideal for small projects/managing only a few tenants. Additionally, it is hard to get phone support when needed (and chat support seems to have more of a wait these days as well). Furthermore, the RentCafe platform could be more end-user friendly for tenants by making the site easier to use and/or providing chat support for the tenant-users directly.

We are satisfied with the overall experience. There are a few reports that we wish could be tweaked to fit our needs but when asked they were unable to accommodate.
Pros: I like most that accessibility to the software is ease. The database is easy to use. Easy to teach new staff.
Cons: We were not taught the software before we started using it and therefore had alot of mistakes in the beginning. When contacting tech with questions, it sometimes takes a few days to hear back.

Pros: I really like how easy it is to use Yardi Breeze. it is easy to complete all of my task for the month

Positive. I've used some version of Yardi (Voyager, CRM, Breeze) at 4 different jobs now. That being said, I have nothing else to compare it to.
Pros: Ease of use. The user interface is extremely clean and easy to understand. I can run a report for any information I could possibly want about my properties.
Cons: Two main cons: 1. Slow. Almost daily, for at least part of the day, Yardi is extremely slow - taking several minutes to run reports, upload files, and even load pages. 2. Lack of property-level data. It would be helpful is there was a place on each property's page to save information like the property's taxing authority and parcel number, regular vendors used at that property, etc. One other thing, please don't make me change my password every month or two. This is going to result in me writing the current password on a piece of paper on my desk - defeating the security purpose of a password in the first place.

My overall experience with Yardi Breeze has been positive. The platform is user-friendly, streamlined, and easy to train staff on. It centralizes all key property-management functions—leasing, maintenance, payments, and reporting—which makes day-to-day operations much more efficient. While some features could be more customizable, the system performs consistently and has been a reliable tool for managing multiple properties.
Pros: The platform is very user-friendly and intuitive. Cloud-based access makes it easy to work from anywhere. Navigation is simple, and key functions (rent posting, work orders, reports) are easy to find. Customer support is responsive and helpful.
Cons: Some functions feel limited compared to full Yardi Voyager. Reporting customization could be more flexible. Certain processes require too many steps and could be streamlined.

It has been difficult. We have spent many hours on the phone with residents who were having problems setting up their RentCafe' accounts. We have also been frustrated with the people they have on the support chat. Many times, we feel like we know more about the functionality of YardiBreeze than they do. When they take issues "offline" because they can't help us, it takes them days to get back to us, and most often, the problem is not resolved.
Pros: It might be good for a smaller property, but it has not worked well for our student property. We have learned a few workarounds for the limitations it presents.
Cons: Customer service, RentCafe' issues. I don't believe it was meant for a 768-bed student housing community, but they did not tell us that when we were looking at the software.

So far it has been wonderful. The Chat option has been helpful on a daily basis just getting up and running. The Yardi conference in San Diego we just attended went well beyond our expectations and we are so glad we attended-job well done by Yardi!!
Pros: Just getting our portfolio transferred over to Yardi with the assistance of the Yardi support staff has been great! The entire team has been a huge help and explained things along the way. We are finding the use of the platform to be very user friendly as well. Each day we are excited to learn more aspects about the software.
Cons: The only thing I could point out at this time is our company only does commercial HOA's and the association platform for Breeze is highly geared toward residential and not commercial use.

We've been using Yardi for approximately 2+ years now, we really enjoy it and are always learning about other features and tools it has to make our jobs easier.
Pros: It's easy to manage tenants, look into their ledger and stay on top of unit availability. Customer support is always quick to answer, and I like that there's a chat feature so I don't have to call in with questions. It's definitely made managing our tenant base easier and smoother.
Cons: I wish there was an app for the management side, otherwise we're happy with what it offers and how it works.
