Exercise caution before purchasing DoorLoop. There is likely a reason they do not allow prospective customers to access the system before paying. The platform looks polished in a guided demo, but the real-world experience was much less impressive. It may be a good fit for some businesses, but in my experience it did not live up to the expectations presented during the sales process. After concluding within three days that the software was not a good fit, I had significant difficulty reaching customer service. It took repeated attempts to get someone on the phone, and DoorLoop ultimately refused to offer any type of refund.
Pros: I had a negative experience with doorloop. They have great sales people, but support after that is poor.
Cons: Doorloop likely works well for a property management company managing a large number of market rate units. For anything outside of that, it is a very poor fit. They offer numerous "workarounds" but the end result is a convoluted and difficult user experience that is sub par.

Pros: I love that DoorLoop has a pretty platform interface but even more than that are the "Leasing" and "AI" features to speed things up. I'm a real estate AA assisting with property management and uploading rentals and it's been pretty easy without any need for tutorials as the design and setup is intuitive.
Cons: No robust in-app task management system (real estate lifecycle to-dos for contacts) AND scheduling/automating de-listing/listing properties based on lead movement (i.e. If someone got approved and there's only one unit at a property then remove listing).

Overall, this application is easy to organize and deploy for multiple tenants but the cost is exorbitant compared to other platforms.
Pros: Works great for online rent collection for multiple tenants and clients, with mobile app availability.
Cons: The cost is higher than most other application service providers for online rent collection without giving significantly better quality.

Very positive! I think the platform is very intuitive, and user friendly. The AI component is also a helpful add-on for the tenants.
Pros: I love the feature that allows tenants to pay rent online which includes notifications for rent due, late fees, and current balances on their account. I also like the direct messaging feature between me and the tenants., and the feature that allows tenants to put their maintenance requests with photos and descriptions on the platform without having to call us.
Cons: Response time from customer service, though I think that is being corrected. [sensitive content hidden] , the customer relations manager that is assigned to me though is awesome.

I tell everyone that asks me about DoorLoop what do I like most...having a solid solution that is backed by great support is rare. This combination is rare to find in any SaaS platform.
Pros: The customer support is truly top notch! There has never been a case where we have not left with the issue resolved and walking away with more confidence and knowledge.
Cons: There is a learning curve but this simply could be as many of us are new to using this kind of platform. Not much I could say that I like least...maybe the slow payment processing but other than that it is great.

Pros: Excellent property management system. Worth every penny. As a private landlord and owner-operator, DoorLoop was the solution I have been looking for.

A well thought out and carefully created program that addresses every aspect of commercial property ownership.
Pros: That I can access the status of all of my rental properties anywhere in the world and my tenants can make their rent payments, submit repair requests and it makes onboarding new tenants a breeze.
Cons: Nothing really, having migrated from Quickbooks, I am very impressed with its user interface. It simplifies my day

I have tried several property management softwares, and I have found Doorloop to be the most intuitive and easiest to use. Their customer service and training are patient and top notch, and they are not stagnant they are focused on using AI to advance the software for their customers. I self-manage 75+ units and it would be chaos without doorloop.
Pros: Interface is user friendly and intuitive, I have a lot of lower income tenants, and they use it and understand it. Also, I love the text notifications, especially when there is a freeze or emergency announcement, I can contact all my tenants very quickly. Also, the app stays logged in, so I can input rent collection as I receive it in any form.
Cons: None, their might have been a few early on, but they are great at evolving with enough feedback from users, their customer service is very responsive which helps with learning curves and issues if there are any.

EXCELLENT experience. Seriously, I have nothing negative to say about DoorLoop. We just went active October 1, but so far there have been no issues.
Pros: Customer Support, Ease of Use, Payment processing, Rent Collection. Doorloop sets up various zoom meetings prior to going live where they walk you through the software. If you have any questions, you shoot them an email or ask their AI assistant Gary, who has also been a great help if you need to learn how to access or do something. They are ready available any time you need them. Best service ever.
Cons: When entering a bill it would be easier if the tab button was active to be able to go to the next box verses using the mouse. :)

Im glad I went with DoorLoop. They've been great. The people have been helpful and the transition was pretty easy.
Pros: value, ease of use, easy customer service. Use of ai to help with problems initially. I came from AppFolio and it has been pretty easy learning this platform
Cons: issues can take a bit longer to fix as this company is not open past 5 est and on the weekends. An answer or solution may have to wait.

Customer service seemed great at first, but once you’re signed up, it turns into a lot of runaround with no real resolution. Issues get dragged out, and you’re left waiting with no fix in sight. Disappointing overall.
Pros: What I liked most about DoorLoop is that it allows me to generate a balance sheet per property. That’s been a helpful feature for organizing my finances.
Cons: What I liked least is the inability to void vendor payments that didn’t go through. Even after two months, the payment still shows up on the vendor’s portal, and there’s no way to fix it manually. I’ve spent hours on this issue with customer service and still have no resolution. This is a basic function that should work in any property management system.

As a new property manager since November 2024 managing 35 single-family homes, I’ve found DoorLoop to be user-friendly and sufficient for a newbie.
Pros: As a new property manager since November 2024, managing 35 single-family homes, I’ve found DoorLoop to be incredibly helpful—but what truly stands out is the ability to book bookkeeping sessions with [sensitive content hidden]. Accounting can be tedious or confusing at times, but booking 50 minutes with [sensitive content hidden] for just $99 is an absolute game-changer. We get so much accomplished in each session, and I walk away having learned something new every time. He's become a regular part of my routine, and the support is not only affordable but invaluable.
Cons: What I like least about DoorLoop is that their chat support isn’t available in the evenings. I do most of my accounting at night since my days are spent in the field with clients, owners, and tenants.

Terrible. Their customer services, barely knows how to help you. The onboarding team, was non existent, there are constant flaws with their system.
Pros: Honestly, the only decent item is balance sheets per property. Other than that its not a good system
Cons: It boasts property management, but their accounting aspect is terrible and they constantly have "glitches"

I am truly happy that I chose to use this software package for our property management. I have been impressed with this product from the beginning and I am still HIGHLY please with it after using it for over a year.
Pros: I truly like the fact that it is easy to use and the tech support that the company provides to it's users.
Cons: Don't really have any cons with this software. All the problems I have had has been due to user error and my learning curve.

It's easy to use and setup, and I really like the templates for leases, forms, etc - by state. You can be in any state and have legal forms at your disposal which is very useful for smaller firms.
Pros: I really appreciate the features of DoorLoop and easy of setup with templates for forms, leases, etc.
Cons: I was not able to find anything I didn't like about DoorLoop at this time.

The software itself is not updated regularly, which means you'll be working with outdated technology. This is unacceptable, especially considering the premium price. Unless Doorloop significantly improves their customer support and software updates, I strongly advise against using their service.
Pros: Not recommended. Doorloop is overly expensive and fails to deliver adequate customer support. Poor value for the cost.
Cons: After purchasing their plan, I found it impossible to get help from their customer support team. It seems they're only interested in making sales, not providing assistance.

Pros: The service has a simplistic look to it. I didn't want anything fancy as i have older tenants and I needed a simple/straight forward look.
Cons: The salesperson effectively convinced me to purchase the product, leading me to pay for a full year in advance, as I usually do. However, the experience deteriorated significantly after the initial purchase. The trainers, who work from home, frequently encountered poor internet connectivity, consuming half of the allotted training time (one hour) to resolve their issues. The onboarding process was cumbersome and required multiple attempts, eventually leading me to handle it myself. I was also not informed about the additional fee for a merchant account necessary for rent collection, which was one of the primary reasons I purchased the software. Upon realizing the cost, I found several other services offering more features at a much lower price. When I decided to cancel the service within 60 days of starting, I was denied a refund. Despite paying for a full year, I only used the service for less than 60 days, leaving me feeling unfairly treated.

Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support
Pros: Had an app but overall still pretty bad
Cons: Everything….. the inconsistency and lack of transparency with their back end team made me want to run the other way so fast

Pros: Door loop provides listings, tenant prospect applications clearance, property management with tenant portal and the accounting for a full-service vendor. Highly recommend this tool for ease of property management that integrates with other commonly used platforms.
Cons: N/A. Door loop is a really good product that meet the needs of managing property.
