Overall, my experience with AppFolio has been positive, especially from an operations and administrative perspective. It helps maintain consistency in how information is managed across properties and teams, which is very important when handling a high volume of updates, records, and daily tasks. Appfolio makes it easier to monitor processes, reduce errors, and keep workflows structured. While there are still areas where automation and efficiency could be improved, it remains a reliable system that supports both operational productivity and team coordination.
Pros: I like it the most now is how easy it is to manage multiple tasks at the same time. Whether it’s reviewing tenants, updating property information, or checking statuses, everything is accessible and straightforward. It makes my daily work less stressful and more manageable.
Cons: I like the least is that some workflows/to-dos are not as streamlined as they could be. There are areas where automation could be improved to reduce manual work, especially when handling updates and tracking changes. I am manually assigning it to some users.

Challenging at best. This software is not as sophisticated as they claim. A lot of features were copied from older software products & do need improvement.
Pros: The only items I have truly valued over the prior software are the global search feature & the expiration date field for recurring JEs.

Bad switched to rent manager because i couldn't take it any more. They are not responsive and its very annoying software to use
Pros: The software is relatively user friendly. And fuctions decently for residential property manegement.
Cons: horrible customer service. They will not answer the phone. They will take a least a day to answer and email. The chat is basically an ai bot. They raise prices every year

New lease, lease renewals with the offers piece of cake super easy super simple. Reversal of charges are also simple and easy.
Pros: Appfolio is user friendly and what I enjoy the most is the option to edit so I never have to start completely over when I make a mistakes.
Cons: I don’t like the customer service support process. Waiting for someone to email you or chat with you so that you can get support is annoying because they don’t get back to you right away. I’ve had to wait 24 hours.

It's fine to use, but the AI chatbot needs to go. It's a simple website, but this has overly complicated things for no reason.
Pros: Everything regarding the apartment is in one place like paying rent, viewing lease, etc. You can easily click the buttons, and you can log in just fine.
Cons: The AI chatbot that took over the maintenance request section. It is very difficult to use and seems impossible to be heard when talking to the robot. Additionally, it is extremely hard to get into contact from a person at AppFolio. There is no email or hardly any phone numbers available.

Shortly after signing up with Appfolio, I quickly discovered that there is very little to no support. I emailed and called numerous times with no responses. I would not recommend Appfolio to anyone.
Pros: Worst customer service ever. Nothing I like. They may have a good software, but crappy service and follow up.
Cons: Customer service is not existent. Pretty sad that after numerous calls and emails asking for a phone call back to discuss my account, no one call back. Run from this company if you require help.

We came over from Rent Manager, where the tech support was superior. We could reach a live person to answer our questions for a project we were working on, Appfolio herds you into a AI chat que, then you can request to online chat with a tech support person that usually refers you to an article or the academy, then if you need further assistance you can request a call, but that gets scheduled out 2-4 days...not kidding... so if you are working on a project don't expect to complete the task anytime soon. The tech support is about as fast as mailing letters to each other.
Pros: Tenant communication system, work order system is ok. Thats about it for the highlights. Wish there was more
Cons: The tech support is very, very poor. We are a small business, and this experience has been incredibly bad. The accounting system is clunky and needs constant work arounds

100% great response and the onboarding is super easy. Uploading previous data and communicating with tenant is the best!
Pros: I love the component of Property Management and Accounting together. For business utilize other softwares for accounting, AppFolio makes it so much easier. Also when you own or manage your own PM company this will be the best when having a big portfolio!
Cons: It is much more loaded that other softwares. So for those that are not to technologically driven this will take longer to dominate

It has really crushed the personal interaction that our HOA used to have with the management firm whom we pay to over see the HOA. We used to be able to write an e-mail, or make a phone call whenever we had a concern. Now we are forced to use the AppFolio platform and believe it or not, 100% of our business does not fit into their AppFolio system. The system has some gaps that simple human interaction does not have.
Pros: It is easy to access from anywhere. It does a good job of storing our HOA's historical records as we conduct business throughout the busy year.
Cons: Before App Folio we actually had a relationship with our property managers over the years. They actually knew the business side of our HOA. Since AppFolio was implemented a by the management firm a few years ago, the staff has completely lost all touch with our HOA (our condo building). They use App Folio for everything and seem to be a bit afraid to pick up the phone or actually visit the property.

It has been terrible. They do not answer your questions. They send you to AI for an answer. This weekend they took away the ability to schedule a call.
Pros: Not a single thing. You cant see ledgers. You have to pull up a report. You cant see what has been deposited. Another report....
Cons: We have just started using Appfolio. It has been a complete nightmare. Appfolio has removed their customer support. You can not speak with a human anymore. They are now AI based and what ever you ask they respond with an article. We have had trouble every step of the way and when we do get an email from someone for something random, we try to ask a question and they refer us to AI. There has not been any training for our staff. We are so frustrated after a month of use I am considering changing software again after 1 month.

Its been great. I have had a few issues but they were cleared up in a timly manner. And anything i wanted to change with the app was also done so by the company. What more can you ask for honestly.
Pros: What isnt there to like about appfolio property management. From the tenant and lease management. Which has everything right at your fingertips. To customer support and payment management. Its make it so easy to see what is getting done and how quickly its getting done. The onboarding process is very simple and if you ever need help. All you have to do is pick up the phone and they are right there. The low cost upfront makes it so worth every penny spent.
Cons: I dont think there is anything that i dont like about it. And honestly i dont think there is anyone that will say differently.

I do not have many units that are needing to be managed so for my case it does the job but I know there are better options. When I manage more units I will most likely switch.
Pros: I use AppFolio Property Manager for property management. From listing properties, managing leads, processing applications, signing leases, collecting rent, handling resident communications, submitting and tracking work orders, paying bills, to providing accounting and income reports for owners and vendors
Cons: AppFolio's accounting doesn't sync well with other PM tools, and tasks require too many steps. Customer support is awful, often taking weeks to reach a live person who escalates issues. Bill payments struggle to default to the correct bank account, and multiple accounts mess up the balance sheet's Cash section.

Appfolio has always been easy to navigate and generally bug free. Super user friendly and allows for ease of communication between residents and management.
Pros: Easy to access for both property management and residents. I appreciate the reporting history so you can see direct actions of staff.
Cons: It would be helpful to have a direct point of contact representative with the company. Sometimes you have a more complex issue you are facing and have to submit an inquiry first with AI.

Pros: As a user, it's super easy to submit work tickets and pay your rent. It's easy to get in contact with someone if you need to and you can track the progress of things.
Cons: Nothing really negative to say about Appfolio Property Manager. I only have positive things to say about the software.

I wasn't very happy with it. For the most part I did not find that it was worth the initial investment, it required too much tinkering with to make fully functional, and customer support was often lacking. AppFolio was often overly-focused on rolling out new features, and not focused enough on fixing what was already there.
Pros: It was pretty good for accounting purposes, although there was a lot required on the back end in order to make it work well for my company. The mobile app was mostly functional (after like 2 years) and allowed me to do almost everything I did on desktop on mobile as well.
Cons: Mostly everything. Nothing was as intuitive or user-friendly as it should have been. It features a lot of customization options, but I don't need the customization -- I need the essentials.

Overall, I love using it for you and it’s probably one of my favorite property management softwares.
Pros: I love that it’s super easy to use and train other employees. I also love that their training modules are very informative and they also are very innovative or constantly improving the website.
Cons: I wish I had more customization options but a lot of the things that are lying they seem to eventually add.

Pros: I mean, if you like felony levels of theft going on then AppFolio is right for you.
Cons: It continuously overcharges tenants and then they feign being unable to remit any of the money charged. They also don't have a functioning support line, it's just an infinite loop of robots that hangs up on you.

Pros: Easy to use request get handled pretty quicklyThrough the app also is great to check out your balance
Cons: The fees it charges you to pay your rent online so I just pay my rent by money order because I only have to 1$ vs 10

Overall Appfolio really does make it simple, the platform is user friendly, and the support is great. If I don't know how to do something very specific, their system provides support to teach me, and if it doesn't, they have reps who can help.
Pros: Appfolio makes management of our SFR portfolio simple and efficient. It gives us all the tools to provide a successful rental experience from lead to move out. It even tracks after move out things like turns and then marketing a home.
Cons: Appfolio doesn't have many cons but for improvement purposes I would say, more automation would be great. In this day and age things like delinquency and lead management should be automated, and many other services are doing that. Their new product LISA does handle lead management but we haven't had a chance to test it out yet.

It's a good software. It tells me what the amount of my payment is to my landlord includes all charges.
Pros: Easy to access good app to use. Simple functionality
Cons: Had a hard time trying to make a payment. Didn't want to take partial payments

AppFolio is a good Property Management Software for apartment management. It was highly user friendly and making corrections within the software was easy.
Pros: AppFolio is a user friendly program. I used this program that I had multiple properties/communities and it was easy to switch between the different properties. One of the best features was the ability to complete move out inspection and attach photos through the mobil app!
Cons: At the time I was using the program, there was no way to do property while messaging.

Worst software I have ever experienced. I am sad to find out they are next to my Alma Mater. I hope no one from SB wants to work there. My experience is I am trying to cancel and even that has become an epic journey.
Pros: None there is nothing positive I can say about AppFolio and that should tell you something. Use a pen and paper is easier and more efficient than their software.
Cons: Everything...Zero support, horrible interface, useless AI. If you want to talk to a human it'll take you about a week (if they even call at all) and you get a whole 15 minutes with them
