The resident-facing portal works. That is where the positives end. On the operator side, Buildium has caused direct financial harm, to our business and to our tenants. Payments collected but not deposited. Late fees applied incorrectly. Credits issued with no basis. No audit trail to trace any of it. No support unless you pay extra, and even then, no resolution. We are a professional operation. We depend on accurate financials, reliable software, and a support team that responds when something goes wrong. Buildium fails on all three. The gap between what this platform advertises and what it actually delivers is significant enough that we are actively pursuing formal resolution. If you manage more than a handful of units and need software you can trust with money movement and tenant billing, look elsewhere before this platform costs you what it cost us.
Pros: The resident portal has a clean, functional interface. Tenants can navigate it without issues. There is not much else I can say on the positives of this software.

Cons: The backend is a different story entirely. Tenant payments collected by Buildium were not deposited into our accounts. Invalid late fees were applied to tenants who paid on time. Invalid credits were issued incorrectly, costing us thousands with no clear origin or correction path. There is no audit trail. When billing errors occur, you cannot trace what happened, when, or why, which makes disputes nearly impossible to win. Reporting is inaccurate and unreliable. You cannot run a property management business on numbers you cannot trust. Onboarding was unsupported. You are largely left to figure it out alone. Customer support is paywalled. You must upgrade to a premium tier to reach a human. That human will still not resolve your issue. The software is glitchy and unstable. Combined with zero accountability when things go wrong, this platform is a financial liability for any serious operator.

My experience with the program once I got the hang of it has been very good. Good guidance videos and written material to help you thru an issue/question you might have.
Pros: Having all the tenant's information in one spot. For example work orders, emails, payment history and making payments online. Also it interlinks with our rentals and advertises vacancies and takes them off when rented.
Cons: I haven't really found anything that I least like about the program. Some things were a little challenging but I got thru the issues by looking up information on buildium.

Overall, my experience with Buildium has been very positive. It has helped me stay organized with property management, tenant communication, and tracking tasks. Once I learned the system, it became a valuable tool for keeping everything in one place and running things more efficiently.
Pros: What I liked most about Buildium was their customer service. Every time I had a question or ran into an issue, their team was responsive, patient, and easy to work with. They took the time to explain things clearly and helped me find solutions quickly, which made managing properties much less stressful.
Cons: What I liked least about Buildium is that some of the features can take time to learn when you first start using the platform. There are a lot of tools available, which is great, but the setup and navigation can feel a little overwhelming in the beginning.

Once you get to know Buildium it becomes very easy . I find itis easy to keep track of the owners statements and keep it up to date .
Pros: I love the way it keeps you updated with the reporting and accounting . I like the way you can add invoices and not worry about them not getting paid .
Cons: There is no instruction manual to read to find all the options that Buildium offers .Beside this I can not see any thing else I dislike . I believe you get great value for your money.

Good except for above issue. Would be nice if someone reached out to our head of accounting, [sensitive content hidden] to discuss this.
Pros: Easy to use. Communication with tenants is good. Integration with Property Meld. Visually appealing dashboard etc.
Cons: Accounting weaknesses and customer support in the area. Our head of accounting has been trying to get help with an issue for months, and no response or help.

The onboarding was great and geared toward the properties needs and follow-up's were always on time and I was presented with a wealth of knowledge in learning the new dashboard.
Pros: Everthing from beginning to end has been a great experience. Ir's a stremlined platform with the ability to streamline tasks.
Cons: Nothing. The offerings of buildium are great for property management. the task of entering the data into excel was tedious but served it's purpose n the end.

Good, helps to have good control of tenants and make their payments easier through the resident center. I can see any outstanding balances at a glance
Pros: The ability to set up tenants, keep control on their leases and see their payment status easily. Payment processing is excellent with tenants having their own platform and provides a good reporting to see my metrics easily. User interface for tenants is excellent
Cons: The user interface for admins could be more consolidated and easy to navigate, with the options being better categorized.

Very good. Your customer service team is very knowledgeable, and they always call back when I leave a call back number.
Pros: Lease Management, Accounting, Reports, Reliability. I like that the property management data base is fully integrated with a double entry accounting system.
Cons: I would like to have the ability to make journal entries specifically for accrual basis accounting and specific entries for cash basis accounting. In particular, for management reports I would like to easily spread the annual payments for real estate taxes and insurance as a monthly expense on an accrual basis report.

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!
Pros: How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.
Cons: My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

Overall, Buildium is an all-encompassing property management platform. I used Yardi many years ago and Buildium seems to have much greater functionality.
Pros: I like Buildium because I can access all of the landlord and tenant information, lease agreements, etc. relatively easy. I served as the Maintenance Coordinator for Sunset Property Manager for a year but now act as a Leasing Agent.
Cons: Some links aren't identified as links (e.g. tenant names) which was confusing when I began using Buidium two years ago and sometimes I need to click on multiple links to retrieve the information I need when I should only have to click on one.

I have been using Buildium for almost 10 years now. For smaller, just starting Property Management Companies, it is an affordable option.
Pros: Community facing website where tenants can pay rent, and owner portal. The tax reporting process is simple and straight forward. Communication with tenants, (text and email) is very helpful. Creating work orders is also an easy process.
Cons: Inspection integration with HappyCo. They changed their application. I cannot get the same reports as before. I used to be able to pay for this (inspections) on a yearly basis. Last time I checked there was still the option to request it, but when I called, I was told no.

Pretty solid. I like it so far more than any other systems I’ve used such as yardi and doorloop. I am glad I got a system training as without it it would be difficult to figure out solo.
Pros: Ease of use. Option to expand into HOA management. Like the texting feature with clients. I like the automation of releasing charges without having to manually go in and send. I like being able to collect management fees thru the system and pay landlords thru the system.
Cons: The user experience could be better optimized visually. Length of time it took to approve for ach and debit/credit payments. Not offering onboarding complimentary. No bank account integration for running applications on prospective tenants. Don’t love the 20 doors or less for the price. Think it should be a higher quantity like 50. Especially because some properties have multi units or I’m managing by the bedroom.

Pros: Value for money. Allows a reasonable price as you grow your portfolio. The 1099 process and statement of Owner's accounts are pretty easy and straight forward.
Cons: Reconciliation often has problems. I have to unlink and link bank accounts or wait a couple of days for it to get fixed. Always works eventually, so not too terrible. Also, when collecting mgt fees and maintenance income fees, they get charged on two separate account lines and since there is no way to automatically pay them out like a bill, I have to manually transfer those funds through my bank accounts in multiple transfers or they will not match my Buildium Reconcile.

Buildium was a program new to me but it works very well once I learned all of the basics and the befits it has to reduce my workload.
Pros: The ease of leasing and payment processing. I don’t have to stress over tenants making payments on their accounts.
Cons: Charged late fees on items that don’t receive lates fees so I have to go in and delete them each day.

Overall I am happy. A lot of features I do not know how to use, however that is my fault. I would be very interested to know if they offer live trainings.
Pros: It is a fairly easy way to manage and list rental properties. I like that it pushes rental listings, easy communication, and ease in collecting rent/fees.
Cons: Since being sold the prices went up a lot and I can no longer make a call for help. I need to upgrade for $1000 additional a year. When I open a trouble ticket it takes a while and I find that I sometimes get AI generated answers that are not helpful. Also, they are making money on my tenants purchasing insurance through their site and I do not get a portion of this.

Very Good Experience. Everything is very easy to find and use. Reports are great for sending to rental owners.
Pros: Very easy to use, easy to navigate and find everything you need. Beginner friendly, payments easily recorded and eft payments easily sent.
Cons: Wait time for technical or customer service. Maintenance part of Buildium is not very user friendly and hard to mix with tenants, owners and bill out correctly. Owner log in is very hard to find for our owners. Making their own tab or making wording a lot larger would benefit all.

We don't have many options that work in Candada but Buildium is great! A great update since we needed to upgrade from Property Ware and it it felt familiar but a lot more intuitive, fresher look and user friendly.
Pros: We don't have many options that work in Candada but Buildium is cost efficient. I love that it synchs correctly and easily with all the tools we use. Their customer support is great, whether on the phone, email or chat. Payment processing is somewhat slow but good and accurate. Their interface is sleek and user friendly. Lease management is also nice and practical. I love that is has a variety or reports you can explore.
Cons: I'd love it if you could correct a lease without having to resend from scratch. Payment processing could be faster. And it'd be great that you could give vendors access to upload their bills without giving them access to all accounts which opens a big room for error.

Cons: I would like to see an area to add internal comments or notes for work orders and dates of when a work order was reported, if the tenant failed to enter it in the system.

Pros: I find the Buildium program and indispensable asset for landlords of any size but especially the small start ups looking to grow their brand image with exceptional service, marketing and resident web-based features. Residents will be impressed by the initial contact with marketing and the application process. Then once a resident, they will enjoy their unique web platform that affords access to everything that is important to them including 24/7 transparency in lease, lease documents, communications, payments and options to pay, as well as reminders. Landlords can manage single handedly from anywhere they live in the world easily staying on top of rent payments, ledgers, service requests and can easily communicate between established vendors and residents. The program keeps trak of everything that is important to landlords all either in a PC or cell phone.
Cons: Opportunity areas are two. 1)The current accounting aspects are not as intuitive as most are accustomed to and there was a long learning curve to use the feature. I wish there was communication with Quicken Basic software as that program offers intuitive easy to use features not yet duplicated in Buildium . This is unfortunate as I still prefer Quicken because use of the Buildimh accounting isn’t ideal. 2)) While linked to Happy Inspections – the link and process is not as fluid and efficient as I had hoped for and somehow images and inspections should be part of the program and not just a partnership add on feature.

Overall, Buildium has been mostly helpful. Buildium would be wise to give some review and consideration to the additional accounting apps that are being connected through their system to make sure that they are functioning as they are meant to. The normal payment processing of co-owner payments and also making vendor payment is quick and easy. Customer support is always eager to help. I cannot say whether or not it is a good value for the money since I do not use all aspects of the system. Based on the news letters, I feel that it is geared more for rentals than for a condo association that has only 10% rentals, which are only rented through the co-owner of the unit. Therefore, I cannot comment on any portion of the lease management either.
Pros: Buildium is super easy to use for the most part. It has a great layout that is user friendly. For the accounting forms and co-owner forms, one only needs to enter the requested information, everything else is done behind the screens. The speed of transitioning from page to page and updating of information is excellent. Recurring transactions, that on our previous software had to be processed on a certain day of the month, have now all been automated with Buildium.

Excellent! We would absolutely recommend this to any other property managers. I specifically handle more of the maintenance side an the task feature is great for tracking those maintenance jobs.
Pros: Excellent technical support. Although the software occasionally has limitations, support staff have been extremely helpful in helping us maximize the use of the program.
Cons: We live and operate in Canada and have found that there are some limitations to how things work since we have different rules/guidelines here.
