As a Lease Administrator, I'm able to locate new locations, remodel and construction information for our brand sites.
Pros: Lucernex provides information on upcoming remodel projects. I can locate the team members that are part of the remodel team.
Cons: Sometimes when I try to search for a location by putting in specific information, I sometimes have to reenter the data before the information appears.

Overall experience has been solids especially in how it centralizes lease data and supports compliance needs. While some workflows can feel a bit rigid or require extra steps, the platform generally provides reliable performance, helpful reporting, and a structured environment.
Pros: Lucernex stands out for its clean, intuitive interface and the way it streamline lease administration, making complex data easy to manage. We like the strong compliance tool, which helps to maintain accuracy with accounting standards.
Cons: The thing I liked least about Lucernex is that some workflows feel overly complicated, requiring multiple steps that slow down routine tasks a bit.

It has been smooth. System is pretty easy to understand and manage. From an admin perspective it has been smooth.
Pros: Customer Support and ease of use. It has been easy to use and manage. Support has been responsive and prompt.
Cons: For any customizations, I have to reach out to support or PS team. It will be nice if I have access to do customizations or code changes.

Pros: The layout of the screens are great, easy to navigate. I also really like the lease management of Lucernex

So far it's been a pretty positive experience. We are still finishing up some additional advanced reports, but the system is intuitive and has handled a lot of what we were looking for.
Pros: I like the speed of the system and support that we received during implementation. We were able to implement the system on a significant time crunch, so we received great support from [sensitive content hidden] and the rest of their team behind the scenes. The system is pretty intuitive to use for everyday tasks and training the team wasn't difficult.
Cons: Transitioning from Tririga was bit more challenging than expected since in Tririga vendors are tied to the store rather than each individual payment/recurring expense. I would like to see the vendor tied in at the store level rather than at the payment level.

I've been a user for a long time. Some companies implement well and others do not. There should be a greater involvement from Accruent to assure that companies are getting the best use possible from their products. Accruent needs to better understand the users and uses and should not charge customers to test a new product that is not yet a proven benefit.
Pros: It is able to cover a variety lease types and situations. While many portfolio management software's fit one type of situation or another, Lucernex can adapt.
Cons: It is not user friendly and feels very cluttered. It takes a new user a lot of time to learn the system, so it is difficult to get other teams to adopt the use for data look up.

Now being a proficient user of Lucernex, I enjoy the features that offer the ability to view contract information all at once, by simply toggling from different tabs.
Pros: I really like the ability to easily create reports and add information that can then be easily exported.
Cons: When our company first started using Lucernex, it took some time to learn the system. I felt that it could have been a bit more user friendly.

Overall experience is good whereas more interactive UI can be built which can ease users to use it. Also, it's a good real estate management tool in market.
Pros: Great software solution to maintain lease management and its value for money. Also have good customer support.
Cons: Can involve more AI features to the platform and also make UI more interactive. More features can be added in reference to make it more user friendly.

It's been okay. We use it for accounting purposes, but I would love to see it used more robustly in our company.
Pros: It is somewhat easy to navigate through. The Lucernex user groups have been the most helpful and the communication in the monthly meetings I find helpful.
Cons: The look is dated. The uploaders are difficult to use, the help notes are vague, the reporting filters and customizations are difficult. The new updates are communicated, but unclear if the user company has access to them.

Pros: Most, I like that it keeps all of the Lease Management together and concise. It is very easy to use, generates multiple types of reports and works well for the Tenant side of things. It helps to keep track of charges, increases, covenants/clauses, etc and is completely buildable for whatever you need it to do.
Cons: There are frequent times where it becomes slow and unresponsive. More than I'd like. Sometimes it can happen at the same time each day.

Overall experience is very positive and most of the people we collaborate with are very helpful and eager to make Lucernex a better product.
Pros: It is a great product in theory. There is so much potential from a database and project management perspective that it could be a super powerful tool.
Cons: The final execution of the product does leave a lot on the table. Small gaps in the system make it a less powerful tool. Getting changes implemented with Engineering is an awful experience. Once something is taken on by them it is just sitting in a black hole.

Pros: Easy to navigate and easy to find information for leases. Very organized. Lots of helpful fields....
Cons: reporting needs some work. Sometimes the names of the reports can be misleading. Reports may also take a while.

As a System Admin I find that errors/bugs/defects are not solved in a timely manner. Generally ugly but I'm speaking more for our users on that. Document management is not great. I don't know how to expand on that without really digging into our process but in short, I kinda wish we had never added Documents into workflows because once a document is added within a workflow, you can never get rid of it. Lucernex needs a Document Retention Management interface.
Pros: Depth/granularity of data manipulation is really powerful and the ability to further customize MOST data with Javascript is game-changing. However some data is not accessible in JS and that would really enhance our process if that were to expand.
Cons: User interface is less than desirable. Lacks some QoL seen in modern web experiences. Search is not retained which is annoying when digging through the hundreds of reports. If you click into a report and its not what you wanted, you have to enter your search term again. I wish that Invalid workflows/tasks could auto-fix themselves if for example, the project membership requirement is rectified.

Pros: Using the recovery tab to process reconciliations is very helpful. Having the system calculate total that are entered in and being able to process them directly to the vendor when complete is a huge help.
Cons: Lucernex does tend to have a lot of times when it runs slowly or has technical issues that cause a delay in getting work done.

Pros: The system runs all calculations automatically through the system by contract and by terms. The system supports both US GAAP and IFRS calculations and allows us to set up separate profiles with a clear audit log showing who performed each action. This significantly enhances the efficiency of our control review process. In addition, the system retains inactive profiles, enabling us to trace historical changes and updates when needed.
Cons: For quarterly lease reconciliation, when we export the report, we notice the the certain profiles are incorrectly classified. For example: a profile such as ABC may be mapped to XYZ. In these cases, we need to make a manual adjustment.

We set up LX for our Real Estate Database when I started. I've been using it since Oct 2019. It was not nearly as intuitive as the database system we used at my prior position.
Pros: Most of the information I need is online and easily accessible. It is an online system, so I can access the needed info from any device - I do not have to be on my work pc.
Cons: It is not the most intuitive system, sometimes difficult to use. Generating reports can be a challenge.

I like it but I dont love it. I want to be able to inactive forms and workflows because it is just getting so messy in the system. It is getting harder and harder to work with as time goes on.
Pros: I like the contract management and tenanat management side of things. it is easy to abstract leasing and put the information in the system, we have a good system for that and updating contact info.
Cons: That you have to pay anytime you want any true customer support besides opening up a ticket that is hit or miss the emial communication is difficut sometimes a meeting is required.

My overall experience with Lx has been great. I have been working with the system for around 10 years and would recommend the software. It is not a perfect software, but we are able to run our business and do all the things needed within the software.
Pros: The flexibility of the software. I am able to adapt the pages, forms, workflows, etc. to meet my business processes/requirements. I am able to identify various solutions to a process and determine which solution best fits our needs. Other things I like are the communication tools that are available (workflows, forms, schedules, etc).
Cons: Reporting module and cross-table report limitations. Inconsistencies in some of the system admin pages, legacy information that should be removed or changed, terminology differences within the product. And the biggest issue is around the Ideas portal and the product roadmaps.

It is a bit slow and also glitches out alot when setting up a project. There could be an option to add comments to a project
Pros: That you can set up a site and full project to it and works internally. The other departments are able to see and download the info. that matters
Cons: It's not transparent amongst all other channels or functions. Wish it had an AI aspect to it as well

For the cost, which is very expensive, I would expect this system to be easier to use, look more up-to-date, and provide many canned reports that are actually useful. Trying to pull reports to provide specific information and not a list that runs forever is difficult and frustrating.
Pros: It is an adequate lease management system for basic storage. The layout is somewhat easy to use once you learn the system.
Cons: The reporting is awful. Trying to create custom reports is nearly impossible. This system looks to have been created by IT professionals without the input of actual users. The system times out and kicks you out while reviewing documents. Overall, this is not one of my favorite database systems.

Easy to use. When I started with my current employer, my experience from a few years before came back quite fast. Like riding a bike :)
Pros: Ease of use. I am able to enter payments easily and find information and documents easily. I like using the Retro payments where they show the additional payments or credits in the Expense Schedule. Now just need to see how these help with reporting.
Cons: The "Add Expense Schedule Tab" I previously used LX at a prior employer. You used to be able to review the rent schedule and make edits before the charges posted. If you mistype or entered something wrong, you cannot fix it before you post to the account. Then only a manager can remove the charges so you can start over.

Product is much easier to use that Tririga and does not have the errors that Tririga and other programs do.
Pros: Quick access to basic cost and lease information. You are able to run many types of reports with costs summarized neatly.
Cons: Too many subscreens and buried information. There are many instances where there are multiple areas to input information or find information making it redundant and somewhat cumbersome.

It is fairly easy to navigate to find the info I need. It would be very helpful if there was a drop-down in the top right that allowed you to choose which "View" - Contract, Facility, Location - without having to scroll within the current View to find links to the other Views. It would also be extremely helpful to have a "Summary Page" of basic, most-often-referrenced, data for each Store
Pros: Our accounting team says that, now that the initial kinks are worked out, it is fairly easy to pay the rent and certain types of reporting are easier.
Cons: We cannot SEARCH and Landlord Contact info is very jumbled or lacking! We need to be able to search not just for Store # or City, but for Landlord names, Property Management Names, Addresses of the Store or the Landlord, Development/Complex Name, etc... and that is not available. We are relying on our OLD system for this level of searching which we use on a daily basis.

Overall we have had success using Lucernex for our lease management. The markets we have implemented have been content with making the switch from excel files to utilizing the Lucernex functionality
Pros: Integration to other systems is straightforward. Onboarding new users is straightforward with the simple user interface
Cons: Reporting within the LX environment could use an overhaul. Even simple queries seem complex unless you extensive experience or time to research.

Pros: i'm used to it and very well versed in it - it's set up in the same way that I conceptualize commercial real estate - it's customizable to the firm
Cons: it glitches sometimes, i am used to them and know when they will arise though - it times out in too short of a time span
