My overall experience is a 10/10 with Rent Manager. It is worth the value. little to no bugs or issues. It makes running a community easier.
Pros: Very new user friendly and makes tenant management so much easier. Customer support is very amazing to work with as well.
Cons: So far, I have no dislikes. It really is great to have for a rental management. Monthly reports make my life that much easier, and I have been using it for 3 years now.

My overall experience with Rent Manager was very positive. Many of my self-induced fears and anxious moments were addressed by Andrea Wilkins who walked me through my concerns about implementation.
Pros: This was a big step for us and I appreciated the personal approach, patience, and concern given to me by Andrea Wilkins. We are now able to efficiently manage our tenant information and payments in a format that is relatively easy to use.
Cons: I am not a person who is well-schooled in accounting and financial matters. The part I found most challenging was to align our chart of accounts with Rent Manager.

I really like Rent Manager it is a great product for the amount it costs. Everything can be set up and adapted to the business needs.
Pros: I love that you can customize so many layers of the system. The unlimited support and teams calls were excellent. I was able to provide lists of my questions and issues so they could be worked through together. I felt like I learned the system much faster and with better accuracy.
Cons: I wish there was a way to keep RMU longer, and have access to more videos. I also wish there was an electronic help desk that responded faster. Rather than calling in.

The experience with rent manager is so good you don't bother exploring other companies. The program does almost everything for us.
Pros: The way it is built shows the developers have a real feel for the industries needs. Whenever we want to implement a newer and better workflow system, rent manager already has the feature and walks us through implementation.
Cons: We really love it all. We'd like the maintenance tickets to have a texting feature which links to one specific issue rather than linking to the tenant.

Overall we are very satisfied with Rent Manager and will continue to refer other people to them. Tenants love the portal.
Pros: Rent Manager allows you to manage a product from start to finish! Customer Support is top notch and always there to help!
Cons: The only con I can say is that there is always a setting or permission that needs adjusted. But once you get everything set, the system works great!

Excellent. Easy to use, outstanding customer service. Finding a report is super easy, and there are ton of them!
Pros: Easy to use! I love the search bar. Scripting option is a dream since my company sends a lot of Agreements and letters.
Cons: Sometimes there is a lag while tying an email. Rare, but it does happen. When the lag happens, it does take longer to send an email.

Pros: So far I’m incredibly happy with Rent Manager the implementation was very smooth and hands on, I have the software really down pat now, well worth the money
Cons: There are some features that only come with the higher plans but the basic plan still covers most of what anyone would need

I have been using RM for over 8 years. I originally used RM XVII and four months ago made the switch to XPress. I think both versions are user friendly and again the customer service is top notch!
Pros: The customer support is TOP NOTCH, the help options are unmatched and RM University is a wonderful tool to have. The overall look and functionality of this software is sleek and robust.
Cons: Nothing really sticks out as a dislike with RM. It would be nice if there was a way to set up automatic notifications to tenants when any charges are added to their account, but otherwise no real issues.

Overall, it's been an incredible journey watching it evolve, get better, and to explore all the exciting new features is amazing. I was particularly shocked with the addition of Orion AI since Rent Manager is clunky, but I was impressed that they are making an effort to embrace all that AI has to offer. Overall, I am very, very happy with it.
Pros: I love that the updates keep coming out. There are so many useful features that they keep adopting, and I like that I can submit feature requests. I do feel that they take the requests seriously.
Cons: There are a lot of customization options, largely in part, I believe, due to the fact that there aren't so many options outside of literally behind-the-scenes property management. It's amazing how customizable it is, because Rent Manager is the base layer with additions on top, but it can get expensive, and it can get confusing with logins and setup and the occasional breaks.

Pros: I’ve been using Rent Manager for a while now, and here’s the honest truth: it’s a beast. If you’re coming from a simpler tool, you might feel overwhelmed at first because there are so many settings. However, once you get through Rent Manager University (their training portal), it’s a game changer. The rmAppSuite Pro mobile app is fantastic for my maintenance team, and their customer support is actually responsive when you get stuck. It’s more of a professional-grade tool than a 'lite' app, so it's perfect if you're planning to scale your unit count."
Cons: Updates takes little bit longer than I expected. Cutomers be noticed ahead with new upcoming updates.

Mixed experience. It's better than spreadsheets. I have put in many feature requests over the years, none of which came to fruition. Wish the student housing features were more robust. Student housing is a different animal. I would love to be involved in a focus group on how to tweak the system.
Pros: Customer Support is very good. Reps seem to care and work hard to resolve issues. Rarely a long hold time. I like the app too.
Cons: In trying to convert from RM12 to RM Express there are not any tutorials specifically to guide me through the differences. Many features could be more robust.

We have used Rent Manager for many years now. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting.
Pros: It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues.
Cons: It does not have a payroll module. Also, some of the reports we used with the desktop version are not an option in Rent Manager Express.

I like Rent Manager. It has its pros and cons much like many other apps. I would recommend it to other people.
Pros: The ease of teaching it to new user is a great aspect of the Rent Manager App. It also makes it very easy for maintenance to stay organized.
Cons: I feel like the desktop version is very lackluster and has too many issues that just get entered into opened tickets and never really fixed.

Overall my experience has been excellent. I really appreciate the support the team provides. [sensitive content hidden] was excellent throughout the implementation process and was always able to help me when I had questions.
Pros: Making adjustments to accounting features is very convenient and easy to do without much additional support needed. The support team is always there to help and are able to assist with anything you need. Overall an excellent way to manage the communities lot rentals.
Cons: I'm not a fan of the late fee structure as it doesn't show up on our end right away when a resident has a late fee added.

Pros: As an all-in-one solution, I no longer need a separate system to track maintenance, which was a pain point for us.
Cons: Not enough automation, but it's coming. I would love to be able to select an assignee and put in which days garbage goes out, and have the task auto created each week - and change when I change assignee

I want to learn more and not finding the right places to go to learn as a hands on learner. I have signed up for classes but I never hear back.
Pros: I like that I can have all info in one place, I need to learn where everything is and how to use it.
Cons: I am a hands on learner, so finding it hard to figure things out, there are so MANY areas to go, hard to figure out.

Overall - nothing but a positive experience, it's made both communication with prospects and tenants seamless. While its got its bumps, there is nothing that is perfect. A solid 9/10 from me.
Pros: Easy to navigate, customer service is top notch too, which is worth its weight in gold! You can find most of what you need, where you need it. Being that my background is Excel-based, the option to Alt-Key my way through the majority of the program is super useful.
Cons: The inability to define stricter parameters when it comes to filtering. There are a million options to refine a search by, but some of the more basic things are not defined/searchable.

Rent manager is a great value for the money. It is very user friendly and easy to use. This has made property management very efficient. I also like how they are constantly fixing bugs and issues. Always making our rental management a breeze with Rent Manager.
Pros: What I like most about rent manager is the scan check. It quickly scans the checks and puts the information on the tenants account. It's great for Tenant management. The customer support is amazing as well.
Cons: There have been things that needed improvement. When you send them feedback, it may take them a while, but they usually get around to updating.

Rent manager makes managing multiple properties so much easier! You can have everything you need in one place! Easy to access through the app also! We have been using the software for years and have been nothing but pleased!
Pros: Customer service, ease of the app, ease of setting up new tenants. When we have any problem or issue it is easy to get help. Makes managing multiple properties a breeze!

I've used it every single day since about 5 yrs ago and my experience has been great, I wouldn't change it for any other software, I can find anything I need within seconds, I can communicate with my vendors/tenants from here, I can customize pretty much anything for my business needs
Pros: All information needed for everyday property management is there, from tenants, vendors, transactions, bank statements, maintenance issues and records, insurance certificates, and the list goes on and on. Also, if you ever have any issue the customer service team is pretty amazing
Cons: Sometimes it has bugs, like when you open something, it takes a lot of time or completely shuts off the program and you need to log back in
