It was a good experience for the first two years, then SMOOBU lacked improvements, updates, upgrades and became too expensive. I was very happy to discover HOSTEX, for a fraction of the price, with a great interface and many more functionalities.
Pros: Solid experience. Does the job : for a few years, it was a good solution, until the price went soaring up, with no improvements.
Cons: More expensive than other Channel Manager Solutions. Lacks major elements : create multiple payment on website plugin. Calendar and price management slow.

Molto positiva, che ho inviato a diversi amici del settore di utilizzare questa piattaforma. Hanno un sistema di referal molto importante.
Pros: Un programma molto semplice da utilizzare. Facile l'implementazione con le varie piattaforme come Airbnb , booking e Vrbo. Prezzo giusto e competitivo.
Cons: Ho avuto diversi problemi con le prenotazioni di vrbo. Penso dovuta alla comunicazione tra il channel manager e la piattaforma

Nous étudions la possibilité de nous orienter vers une autre solution, malgré le renouvellement automatique reconduit pour un an.
Pros: J’utilise Smoobu pour la gestion de locations saisonnières, mais je suis de plus en plus insatisfait.
Cons: Déçu par l’évolution du service. En 1 an, le tarif a augmenté de 97 €. Sur recommandation de Smoobu, nous avons migré notre site vers leur nouveau CMS : rien ne fonctionnait, nous avons dû le refaire deux fois, avec au passage une perte de référencement du site d’origine. Il reste aussi des textes non traduits (ex : “CreditCart” au lieu de “Carte bancaire” sur le paiement CB), ce qui n’inspire pas confiance aux clients. J’ai le sentiment que la qualité et la localisation FR ne sont pas une priorité.

Smoobu was my first PMS. When I bought my first vacation rental property, I was torn between several options, but after talking to colleagues in the industry, I finally decided on Smoobu. The learning curve is easy; there are only two or three aspects that might be a little complicated, but you learn quickly. It's very intuitive, with a simple but effective control panel. I think it's the perfect tool for getting started.
Pros: It's easy and intuitive to start with. The learning curve is quick, I only got stuck in the section on setting prices and minimum nights. There have never been any duplicate bookings and the support team is good. I think it's good value for money.
Cons: When you grow and have many properties, it offers fewer features than other PMSs. The connection to other software that helps with tourist property management is not as extensive as in competing PMSs. The “ANALYTICS” section could be more comprehensive. The “prices” section can be difficult to understand at first; that part could be simplified.

Smoobu offers a free website builder with direct booking! This is crucial to quick and easy bookings that go directly to me.
Pros: Smoobu made listing multiple properties not be a headache anymore. I don’t have to worry about double listings now!
Cons: Time Zone differences make it a little difficult to communicate so I think this could be better to have more availability.

Overall, my experience with Smoobu was great. It efficiently centralized booking management and communication, saving time and reducing errors. The interface was intuitive, though more customization options for reports would be helpful.
Pros: What I liked most about Smoobu was its all-in-one platform that synced calendars and messages across booking sites, saving time and avoiding double bookings. The interface was clean and easy to navigate.

I've found Smoobu to be an extremely effective tool for streamlining the management of my vacation rental properties. My experience with Smoobu has become increasingly frustrating. What was once a solid, user-friendly platform has evolved into a system that feels disjointed and difficult to navigate. The lack of attention to customer feedback, combined with ongoing technical issues and unreliable support, makes it harder to justify continuing with the software. Unless Smoobu prioritizes stability, usability, and customer engagement over constant, untested updates, I would not recommend it for serious property managers.
Pros: Smoobu was once a reliable and user-friendly property management tool for vacation rental hosts. The channel manager’s ability to sync bookings across multiple platforms like Airbnb and Booking.com was a key advantage, helping to prevent double bookings. Some of the automation features, such as message templates and guest communication, were helpful in streamlining operations.
Cons: Unfortunately, Smoobu continues to fall short in several areas. Frequent product and menu changes have made it increasingly difficult to manage even simple tasks, reducing overall efficiency. Customer support has significantly deteriorated over the past five years, with little to no effort to engage with customers or address concerns effectively. Recent integrations with Airbnb and Booking.com have caused major issues, including automated guest communications no longer being delivered, leading to frustration for both hosts and guests. Additionally, there is a strong focus on launching new features that often feel rushed and inadequately tested, causing more problems than they solve.

Die Integrationen mit Stripe und Checkin funktionieren nicht und es ist bei smoobu keiner erreichbar. 2500,-€ für die Tonne.
Pros: ...dass theoretisch alles klappt, mir gefällt nichts, außer dass es theoretisch gut wäre.
Cons: kein Kundenservice, obwohl ich Premium abgeschlossen habe

Ne vous faites pas avoir !!!! Une fois que vous avez fait l'effort de tout paramétrer.... Vous allez vous prendre en moyenne 20 % d'augmentation tous les deux ans.... Je vous prévienne un mois sur l'autre ... Vous n'aurez pas le choix vous serez pris à la gorge ... Le Channel manager dans l'ensemble est correct, voilà mais ils ne sont vraiment pas réglo.... Ils n'ont aucun scrupule à vous mettre au pied du mur .... En janvier 2023 ils ont augmenté mon abonnement de plus de 50 % En janvier 2025 ils augmentent pendant bonne mois de plus de 20 % Dommage que je n'ai vu aucune amélioration justifiant ses augmentations. Ne leur faites surtout pas confiance !!!!
Pros: Pas grand chose . Ni plus ni moins qu un autre logiciel.
Cons: augmentations de tarifs exagérées répétées , 50 % d'augmentation en janvier 2023 20 % d'augmentation en janvier 2025 Ne vous fiez surtout pas a leurs prix !

J'ai utilisé Smoobu en période d'essai avec une intégration à mon compte AirBnB existant. J'ai trouvé l'expérience très mitigée, l'outil ne m'inspirait pas plus confiance, l'interface utilisateur est médiocre, l'application mobile pas mieux.
Pros: Smoobu dispose d'une bonne intégration aux plateformes de locations courte durée ainsi qu'à différents partenaires.
Cons: L'interface utilisateur n'est pas très intuitive est pas très agréable. Le système de design du site internet n'est pas franchement très convivial.

we were with them for a couple of years and it help to tracked our property inventory availablity for our property service accoomdation.
Pros: It help to intergate all my property across all platform and really save lots of time with the monitor of inventory availability
Cons: There are a few time when the system fail to sync with other platform and we end up having to sort out all the double booking with lot of hassle. But generally their customer service are very fast to response and also help to resolve the issue.

Good customer support. Smoobu is good if you need basic functions; it lacks some more advanced functionality compare to other PMS. Easy to navigate.
Pros: Links calendars (Airbnb, Booking.com and others) Guest guide (but can send link only, not a hyperlinked text ie: View our Guest Guide Auto messaging Contact list (incl. email addresses (only with few, not all guests) and phone numbers) of past guests. Website builder, including booking system and payment gateway Invoices Can link with other applications Shows metrics Reasonably priced
Cons: • Messaging: No option to archive messages currently. • No push notifications from Airbnb & Booking to the Smoobu app when a guest (Airbnb) sends an enquiry only (before they book) I do not receive this into my Smoobu messages. • when a guest books and the booking confirmation email is sent, it does not appear in my Smoobu message inbox either so I dont see the communication trail. • Attachments on messages, it is not possible as portals like Airbnb and Booking.com block messages with these. • As we are still sending messages through their connections, we have to abide by their rules. • For now, it's just text for messaging - which is why we offer the Guest Guide as a workaround to help you • Cannot re-order item in Guest Guide • Font size formating in Guest Guide does not work for me

Utilizzare Smoobu per gestire la mia casa vacanze è stata un ottima decisione. Questo strumento offre molto di più di un semplice channel manager, migliorando notevolmente la mia esperienza di gestione e il valore percepito dai miei ospiti.

This is a great PMS. I haven’t had any glitches or issues with it which is one of the most important things. It does everything I need it to do. I have recommended it to many people and have used it for several clients as a booking engine on their direct rental sites.
Pros: I have used Smoobu for 4 years now for my 6 listings and use it as a booking engine on my own website. It works wonderfully. I love the ease of use as a user and to set up. It has many great features from the automated guest messages, guidebook, booking engine, etc. I have used for several client’s websites as well.
Cons: There are a couple features I wish it had, mostly to do with pricing/discount options to offer so I could offer the same options that I do on Airbnb. I wish that you could set up discounts fo specific dates. Unfortunately any discounts set up apply to all dates. I do wish the pricing sync with VRBO had been fixed by now.

Pros: Null Doppelbuchungen - das gibt Sicherheit. Klar und übersichtlich
Cons: Das fällt mir schwer was zu motzen - optimieren kann man immer (automatische Rechnungsstelluns-Vorlage könnte optisch noch verbessert werden) aber ehrlich, das sind nun Peanuts -> das wichtigste ist eine echte Datensynchronisation und das funktioniert alles 1A

Pros: The programme is well structured, very intuitive and easy to use. I built my homepage with Smoobu quickly and despite the fact that there are no different graphics or layout options, the site is impressive and loads easily on all devices. The support guys are very helpful and respond on time.
